Personal check with proper I.D. accepted.  Abstract is presently certified and ready for review by Oklahoma attorney of buyers choice.  Buyer is responsible for title opinion, all lender related expenses including any required surveys prior to closing.  Buyer and seller shall pay 50/50 for closing administrative cost charged by closer.  Closing shall be conducted at the office of High's Auction & Real Estate by First Title and Closings of Lawton.  The sale is not subject to appraisal.  Buyer should have all financing arrangements completed prior to bidding.  Property is sold as is where is. 

Abstracting has been completed, therefore closing date shall be within 15 days from day of sale presuming there are no title requirements.  Seller shall have 30 days or more if agreed to by both parties in order to complete or repair any title requirements noted by buyers attorney.
